FULL MANAGEMENT:
Includes
advertising and showing property, screening all prospective
tenants, doing all necessary paperwork, collection and
disbursement of security deposit and monthly rent, overseeing
maintenance of your property, and property inspections. The fee
for these services is based upon the number of units managed and
applies to rents collected:
1-4 units, the fee is 10%;
5-8 units, the fee is 9%;
9 or more units, CALL
**A monthly cash flow statement will be mailed with your
check**
RENT UP:
Includes advertising and showing your property, screening all prospective
tenants, all necessary paperwork, collection of deposit and the first months
rent. The fee for these services is 50% of a full months rent. After the tenant
takes occupancy the owner assumes management of the property. After the tenant
moves in, the owner receives a copy of the tenants application and the original
lease or rental agreement along with an owner statement and check. These are
mailed out within two weeks after move in.
REAL ESTATE OWNED
(REO) MANAGEMENT:
Includes securing the
property whether by re-keying or boarding up. Maintenance to get the
property ready for sale. Weekly inspections of the property and payment
of all utility and vendor bills associated with the property. The fee
for these services is a $200.00 start up fee, and a $50.00 weekly
inspection & applies to each property. |
